GeoFencing & iBeacons

Using Location and Proximity to Communicate Intelligently

Geofencing vs. iBeacons

Not sure which one does what?  Don’t know about either?  No problem!

Here’s a quick rundown on each and how to use them most efficiently:

  • Geofencing is a “macro” level – it relies on GPS coordinates or an address in order to trigger a notification
  • iBeacons are a “micro” level – they require the user to be within range of the beacon transmitter

More specifically –

Geofencing – we assign addresses or GPS coordinates to a pass and when a buyer is nearby, their iPhone sends an alert to the phone – for instance, we might set a notification at the corner closest to a new build, and push a message to let the prospect know that they’re right around the corner.

iBeacons – set one or more of these inside the sales center or model home (or even quick sale properties in the neighborhood), and transmit one or more messages that are specific to the model, such as a quick message to let a potential buyer know that you have flexible space options for this home.

iPhone marketing is incredible!  We’ve been using it to sell properties for several months now, and the benefits are enormous – we send notifications with new info, alternate property suggestions and partner offers when we transition from one location to another.

The response rate is fantastic, it’s SO much better than postcards and it only gets better if you couple it with email or SMS opt-ins!
